A Promising Start To 2015

Linden Homes South West is starting the New Year in a good position and it’s looking advantageous for homebuyers too…

Nigel Palmer, managing director for Linden Homes South West, comments:

“We finished 2014 in a strong position and 2015 is looking even more promising. The Government’s new changes to Stamp Duty Tax thresholds is fantastic news for homebuyers and will help people to move quickly.”

For example, for a £300,000 home the stamp duty payable previously amounted to £9,000. Under the new rules this is reduced to £5,000 – a saving to the customer of £4,000.

Nigel adds: “These savings, coupled with a change in how people do their research mean when it comes to buying a new home, homebuyers are becoming more and more decisive. Homes are selling quickly and homebuyers know what they want; visitors have done their homework and those making enquiries have often done a lot of research online beforehand.

“Tablets and smart phones have definitely changed homebuyers’ habits; they’re checking out floorplans on the bus on the way home, reading up on the Government’s Help to Buy scheme while they’re waiting for a dentist appointment – people are able to make good use of spare time.

“Homebuyers are also taking advantage of current initiatives designed to help them move like Part Exchange and the Government’s Help to Buy scheme.”

The company’s landbank is healthy, which will provide over 3,600 new homes and there are a number of new developments launching this year in Penryn, Kingsteignton, Plymouth, Paignton and Totnes.

Nigel concludes: “With the Sustainable Housebuilder of the Year award under our belt, a healthy land bank and some fantastic new projects in the pipeline, it really is an exciting time for Linden Homes and the housebuilding industry as a whole.

“There are some great mortgage products on the market and interest rates are still historically low, so it’s widely considered to be a sensible time to invest in property – 2015 is definitely going to be busy!”
