Now the New Year is here, it is the perfect time to take stock and perhaps really think about those half formed plans to move house.
Linden Homes can help you fulfil this very worthwhile New Year’s resolution. To help you do this, the company is now offering new homes at its sought after Newhall development in Harlow. The latest collection of homes on this very popular site is called ‘Edge, Newhall’.
These homes have been designed to complement the existing and multi-awarding winning architecture currently at Newhall. And, despite its name, Edge in Newhall will have a softer feel: The boundary of the homes will follow the line of the local stream and beyond this natural boundary lies playing fields and woods.
As well as their attractive location, these homes are only 45 minutes from London’s Liverpool Street station and just a few minutes’ drive away from the M11 and M25.
Edge, part of the Newhall project will have a relaxed, family friendly atmosphere and like the other homes at Newhall, the new homes are expected to generate a lot of interest. There will be properties ranging from two bedroom starter houses to four bedroom detached houses with generous gardens. And Edge Newhall will offer a range of bespoke designs – something for all tastes and all budgets.
As with all new Linden Homes, these homes come with a ten year builder’s warranty and being new, they won’t need lots of heavy maintenance, expensive repairs or tedious DIY projects.
As regional sales and marketing manager at Linden Homes Eastern, Roseanne Bullen explains, one very distinct advantage of buying a brand new home is the fact that it has to be, by law, extremely energy efficient:
“Current building regulations mean new homes like the ones at Edge, part of the Newhall project, are SIX times more energy efficient than existing homes and produce over 60 per cent less CO2 emissions than older properties. And energy efficiency within the home is currently a very hot topic: The Office for National Statistics figures released in December showed that fuel, electricity and maintenance have all helped to make housing the more expensive item in the family budget – overtaking the cost of transport for the first time. Campaigners and charities have again been pointing to Britain’s ‘leaky’ housing stock and highlighting what they call the ‘woeful’ levels of insulation seen in many of the UK’s older homes. With a brand new home, these problems just aren’t an issue.”
The Government’s Help to Buy scheme will be available at Edge in Newhall – it’s a scheme that has helped many Linden Homes’ customers to buy their new home:
Alex Haworth, a first time buyer, used Help to Buy to purchase a Linden Home:
“We went to Halifax for a fixed rate mortgage and received a 20% equity loan from Government. It was the only way we could have afforded our new home: The scheme was really straight forward and Linden Homes was really helpful when we were sorting it out.”
Another option with Linden Homes is to buy off-plan – so you reserve your plot before the home is actually built. For some this is something of a leap of faith, but those who have actually done – like Linden Homes’ customer Derek Hough - say there are some significant advantages:
“Linden Homes went out of their way to involve us in the whole process. Every two or three months we would be invited to sit down with them and go through the plans of our home and see how the building – and the details of the build - had progressed. We were also kept informed of the forecast completion date. It gave us a chance to really get a feel for how our new home would look.
Because historically, the development has been so popular, Edge in Newhall is also expected to sell quickly: So it’s a good idea to register your interest now: You can do this by calling Linden Homes on 0844 644 9562.
Once you have registered, you will receive a copy of the Edge, Newhall brochure and from then on you will be given prior notification of the new homes as they become available. You will also be given £250 to spend on your new Linden Home.
