Linden Homes has been busy remodelling one of its beautiful new homes at King Harry Park in St Albans. The Windsor four bedroom family home had attracted a lot of attention, but buyers wanted to know if it was possible to make more use of the extensive space on the light and airy top floor.
In response, Linden Homes came up with some new plans. The space now consists of a bedroom, a dressing room and an ensuite bathroom.
Sales and marketing director Simon Pendlebury says the team listened carefully to the feedback from customers:
“The comments we received were really interesting and, because it is such a spacious design anyway, we realised there was room to adjust the layout to create a home utterly suited to modern family life. We’re very pleased with the result and very grateful to our customers for their really valuable input. The Windsor works really well and the new layout uses the space very intelligently.”
Elsewhere at King Harry Park, the Government’s Help to Buy scheme has kicked in. This new scheme is for anyone wanting to buy a new home – first time buyers as well as those wanting to move up the property ladder. It can be applied to any new property valued at £600,000 or less – so the three bedroom semi detached Highgrove home at King Harry Park qualifies.
Help to Buy is a Government backed equity scheme that was announced in the Chancellor’s March budget. It enables buyers to purchase a new home with just 5% deposit and a 20% Government equity loan – a loan that can be repaid at any time within the first 25 years.
So, you provide the 5% deposit, your mortgage company lends you 75% of the value of the house, leaving 20%, which is the portion that the Government will lend to you - interest free - for five years.
Simon Pendlebury says the Help to Buy Scheme will open up lots of new opportunities for people who want to either get onto the property ladder at King Harry Park, or take the next step up there:
“The Highgrove at King Harry Park is priced at £590,000, so you’d need a deposit of just over £29,000. The Government loan, which is 20% of the home’s value, would be £118,000 – and that is interest free for five years. I think the introduction of the new Help to Buy scheme will make living at King Harry Park an even more tempting and affordable prospect for some of our potential customers.”
