The government-backed Help to Buy scheme is not only raising people up the property ladder – it’s also heightening aspirations.
Help to Buy applies to homes of up to £600,000, which has opened househunters’ eyes to the opportunity of looking higher than they might have thought possible and consider sizeable, premium homes.
An example is at award-winning Linden Homes’ popular Victory Fields development in the village of Upper Rissington where a high-spec five-bedroom detached house – located in the heart of the famous Cotswolds – can be secured with just a five per cent deposit.
Adam Champion, from the New Homes Mortgage Help Line, said: “With Help to Buy, people with a budget of £450,000 are finding they are able to look much higher up the market to homes they might not have considered initially.
“The Help to Buy process is straightforward and we can complete all the paperwork. It all starts with a phone call to find out more, and ends with the customer’s buying power gaining a boost worth thousands.”
Help to Buy works by combining a government loan of up to 20 per cent with an initial deposit of as low as five per cent, leaving an achievable mortgage of 75 per cent to make up the balance.
It means that for a premium property in the Lyneham style at Victory Fields, a buyer with a deposit of just under £30,000 would pay £1,883.17 a month.
That buys superior features including a sizeable 2,239 square feet of floorspace, two en suite bedrooms, a study, dining room, utility room, and stylish cantilevered doors opening into the garden both from the large kitchen/family area and separate living room.
The costs are based on a 25-year mortgage with a fixed rate of 1.89 per cent for the first two years, including a product fee of £999. The overall cost for comparison is 3.8 per cent APR.
As with every home at Victory Fields, the Lyneham also comes with high specification fixtures and fittings, fitted kitchens as standard, plus a 10-year NHBC warranty and two-year customer care warranty for peace of mind.
Steve Garton, sales and marketing director at Linden Homes Thames Valley, added: “A location in the heart of the Cotswolds is highly sought-after. When you combine that with a home of premium size and quality, it’s the recipe for a truly enviable lifestyle.
“Help to Buy is offering support to climb the property ladder. But it also provides people with the opportunity to look a few steps higher than they might imagine is possible. Come and speak with us to see how you can get the best home possible for your money.”
Victory Fields is almost equidistant between the urban centres of Cheltenham and Oxford. The new neighbourhood enjoys a village square, shop, proposed public house, gym, and green space dotted with play areas, wildlife ponds and tennis courts.
Main roads link to the motorway network giving access to the M40, the M4 and the M5. The nearest train station is at Kingham, from where services can reach London Paddington in about an hour and a half. The nearest international airports are Birmingham and Heathrow.
