Linden Homes South West is starting the year in a solid position and it’s looking advantageous for homebuyers too…

Commenting on the market and reflecting on 2018, Bradley Davison, managing director for Linden Homes South West, said:

“Despite 2018 being a year of change for the UK, the housing market has continued to deliver. However, one noticeable difference is that our typical visitor has changed. We are seeing less footfall to our developments but the visitors we meet are not just thinking about moving in the future, they are serious homebuyers who are motivated to move now.

“As a housebuilder there are many initiatives we can offer to help people move and I think buyers have become more aware of these benefits and the ability to save time, money, reduce stress and be more environmentally friendly.

“Help to Buy has continued to be a very popular and beneficial scheme. In many cases it works out cheaper for purchasers to buy their own home rather than renting a similar sized property. This year, almost 30 per cent of our homes were reserved with Help to Buy, proving just how important it is for homebuyers and housebuilders alike.

“The other initiative which has helped existing homeowners is Part Exchange. Customers can sell their existing home to us, enabling them to move quickly and without the hassle and estate agent fees! We’ve also been working in partnership with heylo to offer Home Reach, which is a part-buy-part-rent scheme that has helped many people afford the space they need.”

Bradley added: “From a build perspective, we are working on a number of exciting new developments and have several due to launch this year, including Church Walk in Newton Abbot, Pen Hill Gardens in Exeter, The View @ Swanpool, Falmouth and The Oaks in Chudleigh. Our land supply is healthy, thanks to some fantastic new land acquisitions, and will ultimately provide over 3,150 new homes. However, as a sign of our confidence in the housing market, we are actively looking for more land.

“In addition, mortgage rates are still historically low and there are some great long term fixed mortgage products on the market. There is still a shortage of housing in the UK with underlying demand remaining high, so despite Brexit, 2019 is going to be a busy year for us and it’s definitely ‘business as usual’ at Linden Homes.”
